Here is what to look for and why your lender and real estate agent need to be working as one unified team.

Start With Pre-Approval, Not Pre-Qualification

Before you fall in love with a home, get fully pre-approved. Pre-qualification is a quick estimate based on self-reported information. Pre-approval means a lender has actually verified your income, assets, credit, and debt. In a Bay Area market where sellers routinely receive multiple offers, a pre-approval letter carries real weight. A pre-qualification letter often does not.

What to Look for in a Lender

A track record of closing on time. In real estate, missed closing dates damage relationships, can trigger contract penalties, and sometimes cost buyers the home entirely. Ask the lender for references or confirmation of their average closing timeline.

Your Lender and Your Agent Must Be on the Same Team

This is the piece many buyers overlook. Your real estate agent and your lender are not separate service providers working in parallel. They need to function as a coordinated team with one shared goal: getting you into the right home on time and without unnecessary stress.

Here is why this matters in practice. When your agent writes an offer, your lender needs to be ready to back it up immediately.
