Florida-based MV Realty has been ordered to pay $2.5 million and is permanently banned from doing business in California after targeting vulnerable homeowners with a predatory scheme. The company knocked on doors and made phone calls offering seniors a few hundred to a few thousand dollars in quick cash — in exchange for signing away the right to choose their own real estate agent for the next 40 years.
What many homeowners didn't realize until it was too late: MV Realty quietly placed a lien on their home. That meant they couldn't sell, refinance, or take out a home equity loan without first paying MV Realty tens of thousands of dollars in so-called "early termination fees." For seniors on fixed incomes, that trap could mean losing access to the equity they'd spent a lifetime building.
Nearly 1,500 California homeowners were caught in this scheme. Thanks to the California Attorney General and local district attorneys in Santa Barbara and Napa counties, those contracts are now void and the liens must be removed.
